I personally think the Bears ought to make the old racetrack property work. And not use any taxpayer money. My personal guess is a decent domed stadium and an appropriately sized parking structure would cost something like $1 billion to $1.5 billion. That is a lot of money and it will take some creative financing to achieve it (aka organizational risk). . But if you look at the revenues for the Cowboys (something like $1.2 billion in 2022). This is virtually double the #2 team. What they have done is maximize the revenues they do not have to share with the league or the other owners. So, even if a new stadium costs are $1.5 billion or higher, if you can get an additional $300 million or $400 million out of the deal, you have something like a 4 to 6 year payback.
I think this is critical. If the Bears go for no government money, the local governments (the one who will share in the increased tax revenues as well as the local job growth) will be in a pretty solifd position to pay for additional police, road improvements, etc.
Meanwhile, it should be noted that the Jaguars are making better progress than Warren in their private-public partnership agreement on the $1.4 billion renovation of their stadium with the city paying 50%.

This is why I keep mentioning doing something in NW Indiana. It is the essential "Eff You!" moment. The governments in that area as well as the state government in Indiana are very much attuned in taking something valuable (aka profitable) away from an Illinois location. Admittedly, not the most convenient location but it might put the city and AH back on a level playing field.

Chicago and IL far worse off than anything happening in FL. One of the major issues w/the Sox/Bear even thinking to ask for cash for a stadium is/was the fact the the city/state have no money to offer.

Ric, I also think the idea of adding any additional taxes on Illinois taxpayers, in this present political climate is a non-starter. People here are being taxed to death. Chicago hasn't paid any of the principle on the 2002 tax burden.
The rhetoric I'm reading/hearing is that it is flat "wrong" to put this burden on the backs of people already taxed heavily. And for what? To help the McCaskey family who are owners of a multi-billion dollar business? This isn't 2002 (when the space ship Soldier Field reno happened). This is a time where people are white-hot pissed about taxes here in Illinois. And the City of Chicago is a total train wreck right now on several levels. This is something they can't afford if Illinois isn't giving them our tax money. People (like me) who live in Illinois don't WANT this. Sure, some don't care how much debt there is... but a lot of folks want the madness to stop.
EDIT: And when I read the McCaskey family's estimates regarding the revenue this will generate for Chicago, I think those figures (at the very least) seem inflated over what $$$ is already being generated now with Soldier Field in that area of the City. And I've read that these revenue estimates for sports stadium impact on cities are simply not true numbers. They don't generate anything remotely near those estimates.

I can see reasonable infrastructure upgrades for the AH area (roads and public transportation). But other than that, let the family pony up for their stadium.
