Warren has got me convinced. I might be gullible (some say I am since I have bought the london bridge), but until I see the direction in the media changing, I am going to believe he is chasing a Chicago deal. I want to be wrong about this. I don't think it is the right path.
I agree, Warren sounds mighty convincing. If the Bears do go that route it will be fascinating to find out what drove that decision money-wise. Of course we may never know what really drove that decision. I'll bet someone got more than those "Bears bucks" in all of this :-)

I hope you are right and AH is the real target. The CHGO guys yesterday were drinking the Kool-Aid on the lakefront complete with thinly veiled insinuations that it was "racist" to favor a new location.
I get so sick of that crap--have you ever noticed how the people always screaming about "racism" are the ones who are the most race-obsessed and least "color-blind" of all? Its truly amazing. I got fed up and shut it off and normally I watch them start to finish.

I want to shoot someone over the taxes on a house. Can you imagine the property taxes on a multbillion-dollar stadium in Crook County? On the lake?
Property assessment and the tax is what threw the AH deal off the tracks to begin with.
Plus, how much is a team willing to purchase to create amenities for a stadium? How much land or construction will be needed for parking? Infrastructure. Is the land directly adjacent to the lake front suitable for deep excavation? How do you make it suitable? Which engineering firm will be contracted to do that? Whose going to pay for all that? Well, if it's already owned by the city, if the engineers are already on the payroll... no one does. Paying 6 mil a year in rent is a huge price break!

That's a huge amount of real estate in a prime location that needs to be sold by the city to a private entity. Gah... That's not going to happen. Yeah, it's over my head and pay grade for sure. But it does bring up a good point. When you go with the City and rent, all you do is pay rent and hope the City doesn't screw you in later years - and they maintain it all well (which hasn't been the case sometimes by the Park District). But on the other hand, when you own your venue, there is a huge responsibility there... like owning your home versus renting an apartment (obviously a sports venue would be infinitely more than the home comparison in $$$ and responsibility. The Arlington Heights thing would be branching off in a new business model entirely. There is 325 acres to be developed into a high-end campus of investments. A sports franchise would be a part of a much more vast set of business investments. The professional sports franchise would then become a subset of the family's investments instead of the lone cash-cow for the family. This is on an entirely different level than inheriting George Halas' football team. The McCaskey's would be taking a huge step - like some of the big boys who own sports franchises as "part" of their investment portfolio.

ALL TAXES are ultimately paid by the end consumer no matter what dishonest politicians tell you. They lie about that all the time. "Corporate tax" is ultimately paid by the consumers and shareholders in the form of higher prices and lower dividends. Taxes on rental property are paid in effect by the tenant in higher rent.
I would assume that the Bears, since they went to the trouble of buying the AH property, would want to own and control whatever is on it such as hotels, restaurants, etc. They wouldn't be able to do that in a lakefront site and there isn't adequate space there anyway even to build them.
