It sure looks that way. I don't understand why, but what do I know? Not much. But I would think the lakefront stadium would be a hard sell to taxpayers who are still on the hook for hundreds of millions of dollars for the Soldier Field upgrade (over 20 years ago). This is a different era with taxpayers. A multi-billion dollar lakefront Bears stadium just doesn't seem like something taxpayers would welcome. Wouldn't you think that it would be political suicide to help the McCaskeys to another helping at the taxpayer's table? I think so.
The revenue for the McCaskey's would seem to be greater with the 325 acre campus in Arlington Heights... and they have received news of tax breaks there recently... sounds like everything they wanted, pretty much. J. B. Pritzker and Chicago mayor Brandon Johnson would surely not risk the backlash of gifting the McCaskey's with another taxpayer provided stadium.
I've had to negotiate contracts with both the City of Chicago and Cook County governments and it is no picnic. Anyone with similar experiences would only negotiate with them in situations where there is no realistic alternative. I
MO, this recent dump in the news media as to how well the negotiations with the City are going is just more pressure applied to those interested parties in the AH site negotiations. This goes back to the revenue, I suspect the Bears will eventually get a deal in AH where the team gets 100% of all parking, concessions and other sales revenues. The Bears payed something like $50 million in 2022 for the use of Solder Field. Anything involving the available land in the near south side of the city is with city owned land. The use of that land will be expensive. That's how the city does business.
I suspect the differences in revenues once a new facility is built in AH will be something like a $100 million per year increase in revenues, at minimum. This is before they develop other stuff on the property. After 2 or 3 years of development, that could easily double or triple.
