I can't figure out if Warren is some brilliant tactician masterminding this thing - or some crazy dude staggering through the process
I think he is bright JMO I think he is playing both against each other but I still believe he wants the lakefront. At this point I still don’t see it ending up there. But if I’m right and he wants the lakefront, there is always a chance he can make it happen. AH just has always made more sense. But as I said before, my opinion doesn’t count. Only Warrens does. And we can only guess as to his real goals. Actually, even with all of us thinking AH is better (and I think there is broad agreement there) without having all the pieces of the puzzle, you just don’t know
It did occur to me this morning what the actual problem is that is holding the deal back. I think Warren needs the rubber chicken... I know this is asking a lot. But consider FedEx'ing the bird to Halas Hall with full instructions on how to use the right incantation (stadium build incantation) to get this done.

I believe that Warren wants the lakefront as he did a city stadium deal in Minneapolis.
I also believe that option will eventually have to be abandoned due to the corruption & red tape associated with building anything like this within the city limits. The location also has a lot of drawbacks such as lack of space for the amenities they want, terrible access, lack of parking, and the fact that they will never own the land. I was at the week 1 game vs Tennessee and it only reminded yet again of how much SF sucks in totality. Getting in/out of there is a total PITA, there's no amenities (bars, shops, restaurants) anywhere close, and the stadium itself is small and falls far behind modern competitors.
As much as Kevin Warren loves the lakefront, I can't see this project ever getting off the ground there and even if it did it would take FOREVER. There's no way they're ever gonna get "shovels in the ground" in 2025 downtown.
I'm still convinced this thing ends up in AH as the only advantage downtown has are nice lake views in the early season.

+1 Later in the season, getting in and out of the stadium and to/from parking - in nasty weather it is especially bad. I only go to away games now. I won't ever go back to SF. But I'd love to go to a nice stadium in Arlington Heights.

Sorry, my bad. I didn't mean for frontal nudity. I meant to show the rear. I am not as well acquainted with naked chicken anatomy as I should be. But since I have several rubber chickens, I am going to buy them a drink and see if I can delve into this a little more. I'll get back to you.

I feel strongly that the Bears should build the South Lot. Warren is correct when he says that may be the most beautiful piece of property in the entire world! Maybe the Opera Hoise in Sydney can compete? You don’t pass on that iconic setup to build a friggin Walmart in the burbs.

It's valid, but pretty looks don't make the Mc's money nor does it equate to wins so at the end of the day it doesn't matter to the owners; it's like getting WR's for a cool fantasy football team instead of an OL; huh maybe Warren is more serious about this then I was guessing.
But the Burbs and all that land does create more earnings for the Mc's. Casino, Restuarants, bigger stadium (MUCH BIGGER STADIUM), shopping etc, and the Mc's could have a piece of all of it or sell some smaller plots of land to help finance the stadium since the city/states aren't going to give them shit for it.

How many games have you gone to at SF?
Outside of the lakefront views (which are only good early season and only seen from the east side of the facility), the location utterly sucks.
It's impossible to get to driving or via public transportation, there's no parking, the traffic is miserable, there's no tailgating facilities, no restaurants or bars, it's a long long walk (often in the cold), and the stadium itself is small and very very outdated. As much as people love the nostalgia of a lakefront site, the disadvantages far outweigh the benefits. It simply doesn't have the space or access needed and in addition the team would never own the land and would have to deal with years of red tape and city graft to even get a construction project off the ground.
Downtown is a pipe dream IMO and sooner or later Kevin Warren is gonna have to face that.
