You are providing reasons why it makes no sense. I'm not sure you will find many arguments there. But the issue is not whether or not it is the best decision, or even whether or not it makes any sense. The issue is what THEY are focused on. And that doesn't have to be the best solution (as we see it)
My opinion is that AH is not only the best choice but also THEIR choice. I don't believe that the "lakefront focus" is anything more than due diligence and negotiating leverage. And, if Kevin Warren really does have a personal preference for downtown, I can't see that holding up. I almost feel like he came into this process pretty naïve about how difficult it is to accomplish a major project like this within city limits.
Whether he likes it or not, that "focus" isn't gonna survive.
I tend to agree w/you on this, but I think there is a reason those involved in the AH purchase either went into retirement or were let go. IMO they saw it as to good of a deal and didnt think through all the scenario's and HH was caught w/their collective pants down, per usual w/the Phillips staff regarding stadium issues. Now Poles has to try and fix this mess, and the best way to do it is to pit the 2 areas against eachother the best they can.
For me it's never made sense to rent for a ownership that has no money outside of the team, and by all accounts many of the family w/interest but no real say would prefer the team be sold after Methuselah finally gives up the ghost. If that is true, and the kids decide to just sell, owning the land only ups that value even more. But they have time, they can't get out of the current deal for another 2 years, and that will be breaking the contract early, so they have more than they really even claim to want.
That allows AH to sit and stew knowing they are losing tax revenue, and business from people coming to their little backwater b/c of the Bears. My guess is the finalize plans in the upcoming offseason and breakground sometime in the 2025 season. What they can't do is keep pretending that the city has anything to offer other than the namesake, which they are going to keep regardless. There is no room to build what they are wanting; IF they are wanting their own wrigleyville like area, which imo they do.
