can both be Trubisky? seems 1/2 the fans already have him as a franchise guy, the other half will always have him as a bust b/c of how well Mahomes would have put up similar #'s in Chicago 1yr into Nagy's system.

i'd say that someone like that is neither over or underrated overall

+1,000 And what frustrates me is how some fans figure Trubisky has to be a "Mahomes" or "Aaron Rodgers" or "Brady" -- or else he was a bum pick in the draft. I wish they could just appreciate that it's okay to have a guy who is able to help the team win a championship here. That doesn't mean he has to be Mahomes. Just be a damned good Mitch Trubisky. A guy who doesn't fall apart like Cutler or Grossman in big games. Just be football savvy guy, accurate with the football who you can count on to consistently keep the team in games - and not single handedly lose games for us. I'll be happy as a clam if Mitch is that guy. If Mahomes turns out to be better (or any of the NFL guys who are the darlings of the NFL right now) I am okay with that.
I loved watching Mahomes in games this past season due to the fact I just like watching good football players. But that doesn't lower my liking of our QB Trubisky. Heck, I like watching Tom Brady too, but that doesn't mean Mitch has to be a GOAT quarterback to be a great Bears leader and QB here.

That's why I asked; imo its either not at all, or a valid option. Normally you have more of a consensus on a player, where it's generally believed what he is, which makes him over/under rated. W/Mitch he's the best or a bust.

I share your frustration, JABF.
My God, people need to SLOW THEIR ROLL on Mahomes a little bit. Yes, he had an amazing season last year and put up great numbers. Yes, he's clearly a talent. Credit where credit is due.
But..................
He benefited from being 2 years straight in Reid's system (Trubisky had Fox to 'learn' from his rookie year). He had an amazing cast of weapons (a stud RB, an All-Pro WR, and an All-Pro TE). And he played on a team whose strategy required high scoring to win (the Chiefs defense was leaky as the playoffs exposed).
It wouldn't surprise me to see Mahomes take a step back this year. Opposing teams are going to make adjustments. The KC defense looks even weaker to me now after some key losses this offseason. And Mahomes has lost 2 of his 3 big offensive weapons.

Underrated:: Leno Overrated::Burton
Most Under-rated: Agree with you on Leno. I'm amazed how Bears fans and the media in general overlook this guy. He was a 7th round pick for crying out loud! He's become a rock solid, borderline pro-bowl-caliber starting LT who if I recall hasn't missed a single start in 4 seasons. Do people not realize what amazing value that is? LT is probably the 2nd hardest position on O to master at the NFL level and its maybe the 3rd most impactful on the whole roster. College players considered "stud LT prospects" are A) rare and B) almost always go in the top-half of the 1st round.
Most Over-rated: I'll go with Shaheen who, so far, is pretty much the polar opposite of Leno--over-drafted, injury-prone, unproductive, and over-hyped ('Baby Gronk'). Yes, he still has time to turn things around but he's been pretty disappointing thus far for a mid-2nd round pick who was basically handed the job after Miller's terrible injury ended his career.

I've started re-watching the 2018 season on NFL gamepass. Based on the games so far (Green Bay through Tampa Bay):
Underrated: Allen Robinson (was either dominant or double covered for the first few games at least), Cody Whitehair (that man is a menace).
Overrated: Leonard Floyd (from memory he got better later in the season, but for the first few games he did very little as either a rusher or in coverage - admittedly he was playing with a club).
UNDERRATED: I think the entire offensive line was underrated. As a unit they performed very well. The run blocking was a bit hit-and-miss at times though. Football Outsiders final rankings for the 2018 season had the Bears pass protection ranked at #7 in the NFL (with a sack rate of 6%) and PFF had the unit ranked as the #2 overall in pass protection and overall it ranked the unit 11th in the NFL (LINK):
"The Bears finished the season with the league’s second-best pass blocking efficiency of any offensive line, and this was yet another team without a real weak link. Rookie James Daniels ended up earning their lowest grade at 62.3 overall, but Charles Leno Jr., Bobby Massie, and Cody Whitehair were all over 70.0."
OVERRATED: I can't think of any specific overrated player, but I do have some players who disappointed me. Jonathan Bullard is a guy I thought would be better than he has so far turned out to be. I really had high expectations of him when we drafted him. He was a 3rd round draft pick so I probably should not be too disappointed. LOL, but still, I am.
I am very disappointed in the entire TE unit so far. A great TE unit is an incredible asset for a QB. Over the years I've watched what this has meant for Tom Brady and the Patriots. It has directly translated into winning big and close games. For years this has been the case. I just shake my head when I see them in a game-on-the-line situation - and Brady gets the key pass to a TE to move the chains, keep drives alive - and to score TDs. I want Mitch to have solid TEs. Doesn't have to be Gronk-level. But I just feel like our unit is pretty mediocre at best.
