Stadium Update: Where things stand with Arlington Heights.

It is only a tentative deal for now. But this sure sounds like a step in a positive direction. A deal on taxes has been hammered out in principle with Arlington Heights and the Bears. It remains to be voted on and approved by the taxing bodies affected by the deal. The Bears say they're still wanting the Lakefront - but this truly does sound like they are holding this over the AH taxing bodies until it is formally voted on. At least that's how it looks to me. I do hope this gets settled now and the Bears can get the stadium project at AH in gear and move forward.
So, IMO, one of two things is going on.
1) They are bringing down the tax on the property to either sell it, keep it as a second option, or develop it for something other than a stadium. In other words to bring down the cash that is currently flowing into it in order to keep their powder dry
2) They are planning to move forward with the AH site if provided with the tax/infrastructure they are looking for
My bet is the second, but it is still not inconceivable that they are going to proceed on two fronts with the priority being the lakefront and only moving towards the AH site if all options fall through
Now, if I was AH, I would provide the tax incentives as some sort of package that was only provided if the Bears actually build their stadium there. It is meant to provide growth to the community and only done on this basis, blah, blah,blah. And then provide a time frame for construction and then make any provided incentives null and void back to the date they were provided. In other words, so the Bears do not get taxes lowered so as to make the property more attractive for sale and then get out from under it. If they do that, then all tax savings would be due prior to being able to sell the property.
But this does sound good and hopefully has been posturing all along. The Michael Reese thing sure was a weak try at posturing. And they definitely have been trying to work a deal with the city. I still believe that it is Warrens first choice, but I am now hopeful that he understands it is not going to happen. Of course it could have been posturing from the very beginning. Lets see what happens. By now the school districts have understood that the Bears aren't now going to be the gravy train the want them to be unless they get what they want and it becomes a win-win instead of a one-sided situation.
Yes, those videos just came out today I think. And I agree with you on all of that. I especially like your point to put the tax incentives in a package requiring them to actually build their stadium there, and within a reasonable time frame. I love those two points. If Warren does build now, with these concessions nailed down on the tax aspect, then that is a big win for Kevin Warren. He comes through this looking good, at least to me. At least I no longer have a mental vision of him sitting on a log at the Michael Reese weed patch roasting a hot dog over an open fire at night.
